Renovation Timeline: Key Collection to Move-In

A renovation timeline is most useful when it shows what must happen before the next task can start. A fixed week-by-week schedule cannot account for every Singapore home: access dates, approved scope, site conditions, material availability and design decisions all affect the programme. Use the milestones below to agree a project-specific schedule with your designer and contractor.
Before key collection: prepare decisions, not assumptions
Gather your floorplan, room requirements, budget and preferred move-in date. Identify what you hope to retain and what you want to change. Compare firms using the same brief and ask about their actual availability for your project rather than assuming a standard booking lead time.
Keep proposals made before site access provisional. Ask which measurements, existing conditions and quotations need confirmation after key collection. The guide to choosing an interior design firm can help you prepare that discussion.
After access: inspect and confirm the scope
- Record the condition of the home and discuss any defects or existing damage before covering or changing affected areas.
- Confirm measurements, retained finishes, appliance dimensions and service locations with the project team.
- Ask who will coordinate any rectification and how it affects renovation access and sequencing.
- Update the drawings, scope and cost assumptions before committing to fabrication.
For a new flat, use the BTO renovation checklist. For an existing home, review the resale HDB planning guide when deciding what to keep.
Before work starts: confirm permissions and responsibilities
HDB states that flat owners must engage contractors listed in its Directory of Renovation Contractors and ensure work follows its guidelines. Some works require permits and others do not; check the actual scope against HDB's renovation information.
Certain works, including wall demolition, require evaluation; the application may need a floorplan showing the proposed works. Ask your contractor which approvals or professional input are required and which activities depend on them. Refer to HDB's permit guidance rather than assuming a fixed approval time. For a condo, obtain the management team's current renovation requirements and access arrangements.
During renovation: track dependencies and decisions
Request a written programme showing the planned order of protection, demolition where applicable, preparation, services, finishes, fabrication, installation and inspections. The order depends on the chosen systems and site conditions; it is not a universal construction instruction.
- Drawings: identify who approves each drawing and when the decision is needed.
- Materials: distinguish an estimated delivery date from a confirmed order and delivery booking.
- Carpentry: confirm when final site measurements can be taken and what must be signed off before production.
- Changes: request the revised cost and timing in writing before accepting a variation.
- Updates: agree a regular progress check that lists completed work, blockers, next tasks and decisions needed from you.
Before moving in: plan inspection and rectification
Arrange a walkthrough against the agreed scope. Record outstanding items with photos, the responsible party and a proposed completion date. Ask for applicable product information, warranties and maintenance instructions. Review handover and payment milestones against your contract; a scheduled handover date alone does not establish that every item is complete.
Discuss a contingency for unresolved work before booking a mover or ending temporary accommodation. Ask which remaining tasks affect safe access or normal use of the home. There is no single buffer that suits every project.
Questions to include in your renovation brief
Tell prospective firms your expected key date, earliest site access, preferred move-in date and any inflexible constraints. Ask for a proposed schedule with dependencies, allowances and responsibilities. You can request interior designer matching with these details; availability and completion dates must be confirmed directly with the appointed firm.
